A mark of approval that lets almost everyone in is not a mark of approval. The value of moroww is not in the houses that are in the collection, but in the houses that are not.
the four gates
Er is geen weging en er zijn geen uitzonderingen. Alle vier, of het huis komt er niet in.

With a minimum of two bedrooms. A house needs room to withdraw into. Otherwise it is a flat with a good view.
character, in natural materials
Visible natural materials. At least one authentic architectural element. A view of green or water from the living space. All three, or the property fails. This is the only gate where taste plays a part, which is why it is defined the most tightly.
somewhere quiet
Nature, coast, or a region where it is calm. No busy city centre. What you hear when you open the window in the morning decides how the day starts.
we have been there
Every house is visited in person by our team before it enters the collection. No approval by photograph, no video tour, no exceptions. One of us has stood in those rooms.
what happens before a house is accepted
We come by and walk the house the way a guest would: from the drive to the front door, along the hallway, into the living space, every bedroom, every bathroom, the garden.
We look at what stays. Materials, light, layout, sound, the condition of the things you only notice on day three. Not at what could be styled.
We also write down what is not right. That does not disappear from the description if the house is accepted — it goes into it. A bedroom you walk through to reach another, a steep staircase, a terrace that only catches sun in the afternoon: we would rather tell you before you book than after.

the lock
Your own code, valid from your arrival time and not after. No key, no appointment, no waiting for someone to come by.
light, warmth and sound
The heating is up to temperature in time. The lights are set. Music is playing when you walk in — or not, if you would rather it wasn't.
the scent
Each collection has its own signature scent: one for the shore, one for the fields. The diffusers are ours. We supply them, replace them and maintain them, so a house smells the way it should and not the way the last clean did.

Beds are made, linen is ready, everything is in place before you arrive.
every year, again
An inspection that happens once is a moment. We come back every year.
We look at the house and at the systems. A lock that plays up or a diffuser running empty is as much a shortcoming as a wall that no longer holds up.
If a house no longer meets the standard, the owner has thirty days to put it right. If that does not happen, the house leaves the collection. Even if it rents well. Even if it costs us money.
That is not a threat aimed at owners. It is the only reason the label is worth anything — to them as well.
